  近期本港新盤市場可謂百花齊放。講起新盤,為何地產代理會重視一手市場呢?原因很簡單,首先是發展商願意提供較高的佣金去吸引代理代為銷售,一般的新盤大部分都不用預約,比較容易配合買家的參觀時間。

  況且很多新盤都會提供較多的付款辦法吸引買家入市,入伙時間也相對鬆動,買家容易預算及調動資金,地產代理亦不用和業主及買家周旋價錢的談判,只要買家看中新盤,就容易促成交易;而且新盤現場氣氛熱鬧,買家更容易被感染而加快決定。

  樓價自上個月破頂之後,目前在高位反覆徘徊,筆者相信未來樓價掉頭向下的機會微乎其微。基於目前樓價高企,筆者有一些朋友,最近不約而同都會問目前應該買樓好還是租樓好?
