主樓布陣/租務暢旺 帶動整體樓市交投\布少明

  受惠一手熱銷及低息環境等利好消息提振,整體樓市氣氛明顯轉活,尤以租務市場表現突出,為樓價及整體市況提供強勁支撐。

  近排租金節節上升並迭創新高,根據美聯「租金走勢圖」9月份以實用面積計算的私人住宅平均呎租報約38.78元,按月微升0.03%,連升8個月,並續創歷史新高。今年首9個月累升約2.95%,強勢畢呈。

  隨着市場憧憬美國聯儲局將延續減息步伐,「租升息跌」的支持,結合租金回報率上升,促使長線投資者積極入市收租,同時加強用家「租轉買」的意欲。根據美聯物業研究中心統計,新近入市長線投資個案(以購入單位一年內再出租的個案計)數量,於今年首9個月按年大升約46%,反映長線投資氣氛越趨熾熱。

  用家與投資者入市增

  值得留意的是,上述今年首9個月個案中,租金回報率超過3.5厘的比例高達58%,較去年同期約31%急增約27個百分點;當中租金回報率逾4厘的比率更高達30%,較去年同期約11%增加約19個百分點。
