  美國聯儲局日前公布議息結果,一如市場預期減息0.25厘,本港大型銀行隨即跟隨減息0.125厘。在今輪減息周期中,本港銀行業已累計減息五次,合計0.875厘,而最優惠利率(P)亦正式回復至加息周期前水平。

  買家最關心的問題,相信莫過於減息可以「慳幾多」供樓開支?以樓按貸款500萬元,並以30年還款期為例,最新P按息率降至3.25厘,每月供款約2.176萬元,較原先3.375厘時的每月供款減少約345元(或約1.6%)。

  若與去年9月初,美國未啟動減息周期前P按4.125厘時相比,目前每月供款累減約2472元,降幅高約10.2%,足以顯著紓緩業主供樓壓力。

  值得注意的是,本港步入減息潮,疊加租金節節攀升,在「租升息跌」的格局下,促使屋苑「供平過租」的幅度進一步擴大,有助提振一眾租客及準買家「轉租為買」的意欲,為本港樓市帶來正面動力。
